Ask this in a South Florida showroom and humidity comes up before anything else. It is the wrong worry. Neither a quartz slab nor a granite one cares much about the moisture in your air. The condition that separates them here is light.
The version of this question we get most often sounds like a health check on the house: our place is three blocks from the water, the air is heavy eight months a year, so which stone survives it? Underneath that is a reasonable fear. Salt and humidity do wreck things in Miami kitchens. They wreck the wrong things for this decision.
What separates the two materials is narrower than the showroom makes it sound. One has a resin binder that dislikes ultraviolet light. The other is a natural stone that wants a coat of sealer now and then and looks different on every pallet. Past those two facts you are choosing on preference, and preference is allowed.
Humidity does not. Neither slab absorbs enough ambient moisture to swell, stain, or fail indoors in South Florida. Sunlight is the variable that matters here. The resin binding engineered quartz is not UV-stable, so a slab that sits in direct sun, or an outdoor kitchen, belongs in granite or a quartz line rated for exterior use.

Engineered quartz is ground quartz aggregate held together by polymer resin and pigment. It is non-porous by construction. There is nowhere for water vapor to go. Granite is a natural igneous stone with some porosity, and that porosity swings from one stone to the next, but the pores in question are small enough that the humidity sitting in your kitchen air will never fill them. Standing water and oil are a different story, and that is what sealer addresses.
There is a second reason the humidity framing misfires here. Your house runs closed and air-conditioned most of the year, so indoor humidity is far steadier than the number on the weather app. The materials that suffer in a Miami kitchen are the ones that move with moisture: particleboard cabinet boxes, veneer edges, unsealed wood trim near the sink. Just understand that the reason is daily spills and cleanup, not the weather.
The resin that makes quartz a countertop is the same resin that limits it. Ultraviolet light degrades polymer over time, and the visible result is yellowing or a faded patch where the sun lands. This is why most quartz manufacturers restrict their warranty to interior installation, and why a handful of them now sell separate outdoor-rated lines. Check the warranty on the specific slab you are buying rather than trusting the category.
In a Miami kitchen that plays out in two places. The obvious one is the summer kitchen or grill counter on the patio, which rules quartz out unless the product carries an exterior rating in writing. The less obvious one is inside: a run of counter facing a wall of sliders that takes four hours of direct afternoon light, or a peninsula under a skylight. Glass filters some ultraviolet, and modern insulated glazing filters more, so an interior slab is a slower burn than an exposed one. It is still the one place we steer clients toward granite without much argument.
Granite spent its whole existence under sun before anyone cut it out of a hillside, and it holds its color. If the kitchen opens to the pool the way most of the ones we build do, that resilience is worth more than any spec on a brochure. The Morningside kitchen is the shape of the problem: glass doors on two sides, light across the island most of the day.
Neither stone corrodes. What corrodes in a coastal kitchen is everything attached to it. Faucet finishes pit, cabinet hinges and drawer slides bind and rust, appliance panels and pulls develop spots that do not polish out. If you live east of Biscayne Boulevard or on a barrier island, the money you were about to spend upgrading the stone is better spent on hardware and a faucet finish that will still look right in year six.
No. Sealing frequency follows the stone, not the weather. A dense black granite may go years between coats; a porous white or gold one may want sealer once a year. Test it yourself: leave a puddle of water on the slab for fifteen minutes. If the stone darkens and the mark takes a while to fade, it is time to reseal.

Start with the light, because it is the only factor that eliminates an option outright. Walk the kitchen at two in the afternoon and mark where the sun lands on the counter. If it lands on a working run for hours, or if any part of the job is outside, granite goes on the list first and quartz has to earn its way back on with a warranty that covers the exposure.
If the light is not an issue, the choice comes down to two questions. Do you want the counter to be a quiet background, with seams you have to hunt for and a color that matches the sample exactly? That is quartz. Or do you want the stone to be the thing people look at, and are you willing to pick a slab in person and wipe on sealer once in a while? That is granite. Cost is not the tiebreaker most people expect: entry-level stone in both categories overlaps, and the top of each range runs far past a typical kitchen budget, so we price the slab you actually chose rather than the category.

Quartz, mostly because it removes a maintenance task nobody in a rental will ever perform. No tenant is going to reseal a counter. Two things matter more than the material choice, though: specify an eased or bullnose edge rather than a sharp mitered one, because chips start at corners, and expect the damage to appear at the sink and the range rather than in the field of the slab.
Often yes, and it is one of the better-value moves in a tired kitchen. Two things surprise people. The fabricator bonded the undermount sink to the old top, so the sink leaves with it and a new sink and faucet belong in the budget. The backsplash also breaks loose during removal in most cases, so plan on retiling or patching and repainting the wall behind the counter. The boxes also have to be level and sound, since a new slab telegraphs every dip in an old cabinet run.
There is a gap, because fabrication starts only after the template is cut. During it you have no sink and no run of usable counter. Ask your contractor to leave a sheet of plywood on the base cabinets so the space still works, and keep the plumbing disconnect to the same day as the old-top removal rather than a week earlier. Restaurant nights add up faster than people plan for.
A stone tech fills chips in either material with color-matched epoxy, and the repair disappears into granite's pattern far better than into a solid quartz color. Scorch damage is the harder case. On quartz the resin has changed through the surface, so polishing does not bring it back and the section stays discolored. Granite marked by heat can sometimes be honed and re-polished by a stone restoration crew.
It solves the sun problem outright: porcelain and sintered surfaces are UV-stable, so they work outdoors and under a skylight without the resin worry. The tradeoff is fabrication. The material is thin and hard, cutouts around a sink or cooktop are less forgiving, and a thick edge means a mitered joint that takes a skilled fabricator to make invisible.
